Why this property bond differs from most similar options

Many real estate bonds are complex, lack transparency or offer low interest rates. In addition, they often lack hard collateral, such as a first mortgage. Lodz Student Housing Bond was set up with one central objective: maximum clarity and maximum investor security.

Typical real estate bonds

3–5% gross return
Often no mortgage as security
Complex, difficult-to-read terms and conditions
Focused solely on the local market
Structures that are difficult to understand

Lodz Student Housing Bond

6.6% fixed interest per annum
Paid quarterly
€2,500 fixed final premium per bond after 8 years
First mortgage on total project
All funds are managed externally
Interest from day 1 thanks to internal interest buffer

Recommended

This is not a traditional ‘good faith bond’, but a structured real estate bond with hard collateral on the underlying properties.

Why Łódź is the new hotspot for student accommodation

Łódź is a rapidly growing student city in Poland, with roughly the same number of students as Ghent, but significantly fewer high-quality student rooms. This creates a structural opportunity for those who enter the market today.

Market fundamentals

As many students as Ghent, but less high-quality student housing

Structural demand for modern student rooms

Low vacancy rates and high rental security

Stable cash flow from rentals

Upward added value due to growing demand

Well-known parties such as XIOR have been investing in this for years

Urban development and infrastructure

Łódź is rapidly transforming from an old textile city into a modern student and tech city

New metro lines under construction within the city

High-speed rail line that will connect Łódź to Warsaw in just over half an hour

Major infrastructure projects that will make the city more liveable and easier to reach

Growing presence of tech companies and international students

Property prices are still significantly lower than in Western Europe, which provides additional growth potential

Łódź today is what Ghent was 15 years ago: a former textile city undergoing rapid transformation, but still offering the investment opportunities of an early market.

12 modern student units according to Belgian standards

The Lodz Student Housing Bond is financing a new construction project comprising 12 student units in Łódź.

6.6% fixed interest per annum,
paid quarterly

Entire plot owned by Belgian family with 12 years of experience in Lodz

Connected to the district heating network
Stable and predictable energy costs

Built according to Belgian quality standards

No major renovations expected for the first
8 years thanks to new construction

Attractive location near the main shopping street and several universities

Advantages of the building and location

This combination makes the project particularly attractive to investors who wish to invest in student accommodation in Poland, specifically in Łódź, with a balance between return and risk.

Your deposit will be paid into the escrow account of an independent Polish solicitor.
The funds will only be released when:

2

Independent escrow

At least 50% of the target capital has been raised
The mortgage has been correctly registered
The trustee (solicitor) confirms in writing that all securities have been correctly established

Thanks to this escrow mechanism, investors' funds remain protected until the project has been definitively launched, the developer cannot use the funds without complying with all agreements, and there is a clear and enforceable repayment mechanism if the project does not go ahead.

The developer provides an internal interest buffer.
You receive interest from day one, even during the entire construction phase.
No ‘dead period’ during which your money yields nothing.

3

Interest rate buffer

An independent Polish solicitor represents all bondholders.
He monitors the mortgage and compliance with the securities.
Communication with this party is possible in French and English.

4

Trustee

The solicitor-trustee works together with the notary, who is responsible for establishing the mortgage securities.
The solicitor-trustee verifies that these securities have been correctly and legally established before any release of funds.

All key information, terms and conditions, and reports in English
Includes certified English translation of the Polish notarial deed
